Want to sell your home by owner and save the commission? Sounds like a great idea, but selling your own home means giving up the exposure of the Realtor Mutliple Listing Service - MLS. Selling a home without the MLS is like trying to sell a share of stock without the Stock Exchange. You might be able to do it, but you'd probably be selling for far below market value because you're missing out on the increased demand that comes with a listing in the "de facto" marketplace. Lower demand can also make your home take a lot longer to sell.
Enter FSBO MLS. Today, home sellers have the privilege in most states of listing their homes directly in the MLS for a low, flat-fee. Although somewhat of a misnomer, FSBO MLS is normally taken to mean listing your home in the MLS through a real estate broker for a one-time, up-front fee. In this scenario, most of the selling functions a broker or real estate agent would normally handle are performed on your own as the owner. Now you have the best of both worlds: 1) the savings of selling your home for sale by owner 2) the exposure to the market of the MLS.
For example, instead of giving up 6% of the gross sales price of your home to a real estate agent, you pay a flat-fee FSBO MLS broker a fee somewhere between just $300 to $1000 (depending on your market) in return for giving you access to the all important Multiple Listing Service - MLS which, also a listing on Realtor.com (the nation's leading real estate website). If you sell your home on your own, you pay nothing more than the flat fee. If. on the other hand, a real estate agent member of the MLS sells your home for you, you pay them a buyer agent commission at closing from the proceeds of your home sale - typically 2.5% to 3% of the sales price.
