Here’s a Step by Step guide to IHS’s Flat Fee Home Buyer Rebate Program…

IHS makes home buying easy

  1. Register for Home Buyer Rebates with IHS.
  2. Complete the Online Property Search Form so that we can set up your updates of new listings matching your criteria as they come on the market.
  3. Use IHS’s exclusive Property Search Engine to find homes matching your criteria. You can even save your searches and come back later.
  4. SCHEDULE A SHOWING
    • Find out through IHS or on your own when any Open Houses are being held at the properties you would like to preview.
    • Call the seller directly or call IHS and allow us to schedule the showing for you.
  5. Print out a business card from the web site. If you attend an Open House or other property showing, give the IHS Realty business card to the listing agent and/or seller as soon as you arrive.
  6. When scheduling or previewing any property, let the listing agent or home seller know at your earliest contact with them that IHS Realty directed you to the property and that IHS Realty will be acting as your "Buyer Agent" to write your offer.
  7. Once you have located the home you wish to purchase, complete the online "Offer Form". A representative will contact you to go over the Purchase Offer and provide you with the offer paperwork.
  8. Once you have agreed to the terms of the Purchase Agreement, sign the forms and fax them back to IHS at 1-866-317-3872.
  9. Your IHS Realty agent will present your offer and negotiate on your behalf for the best possible price and terms.
  10. Once your offer is accepted, your IHS Realty agent will stay in contact with you throughout the escrow period to help ensure a successful closing.

Q. What is the IHS Flat Fee Home Buying Program ?

purchase real estateA. Flat fee home buying is a way to compensate you for the time you spend and work you do in finding a home. Traditionally, real estate agents got paid to provide you with information about homes for sale and for taxiing you around to look at homes. Now with all of the homes for sale on the Internet, you can do much of the work yourself. And if you are willing to drive yourself to Open Houses, then you’re now entitled to a rebate of the selling agent’s commission.

As you probably know, Selling Agents (otherwise known as "Buyer’s Agents) are paid by the seller out the commission negotiated by the Listing Agent (the agent who has listed the property in the MLS). This commission is usually split 50/50 between the Listing Firm and the Selling Firm. So, if the total commission is 6%, 3% would go to the Listing Agent and 3% would go to the Buyer’s Agent.

IHS Realty has developed a program to let you, the home buyer, take part of the Buyer’s Agents commission.
