The “mulitple listing system”, called the MLS, gives the broadest exposure possible to homes for sale. In today’s competitive market, you need the most marketing exposure possible, but attempting to sell without the benefit of the MLS can be a like trying to sell shares of stock without the stock exchange. Or, proverbially, “like trying to find a needle in a haystack”. Advertising to the public is a high cost proposition and since you only have one property to sell, the economies of scale work against you. Realtors® have the benefit of having thousands of properties to sell. The MLS creates an efficient marketing system through which Realtors® can cooperate to assist each other in selling each other’s listings.
And through the Realtors® trade organization, the National Association of Realtors®, an MLS listing also gets exposure on Realtor.com, the nation’s leading real estate web portal, you’ll reach even more potential buyers when your property is listed in the MLS by owner. According to a recent survey, over 75% of buyers now start their search for a home on the Internet, most of them on Realtor.com.
Now you can list your home or property in the same MLS used by Realtors® without having to pay a listing commission. List by owner on the MLS with a flat fee MLS listing company like Bloomkey® and you can have the best of both worlds. More exposure to help you sell your home for the highest possible price and still retain the right to sell on your own and not pay a commission.

If you are a first time home seller or a first time home buyer chances are someone has given you the advice to get a realtor to help you out. The first time I bought a home, I followed this advice and found myself paying a lot of money for advice and support I actually did not need. Was my experience a case of hiring the wrong agent? I do not believe so. My case was discovering exactly what a realtor does.
A realtor is a salesperson, who has the final goal of guiding you to purchase a home. A realtor can help you find possible homes to buy because they have access to the MLS database. Some realtors will offer a service where they send you emails whenever a home you would be interested in appears in the MLS database. I thought this was a great idea when I was looking for a new home, so I actually paid my realtor a weekly fee. Â
Once I became a little more knowledgeable about home buying, I was shocked to discover that I could save money in my purchasing processes by gaining direct access to the MLS system. The internet has opened up home buying and selling to anyone. We no longer need to rely on a realtor to provide the information available in the MLS database. By signing up for a flat fee home buying program, I can receive the same emails the realtor was sending and I can save money as well. Â
Saving money is important whenever I buy a new home. The money I save can be reinvested in my home or directly applied to my mortgage. Being smart and savvy about home buying means I can do it alone and know I’ve done it right.Â
In the real estate world, MLS stands for multiple listing service. MLS is like a big book of houses for sale. If you have a home for sale through a realtor, unless you specifically request that your home not be in this listing, you should be currently listed in your local MLS. Listing your home in the MLS database is one of the services you are paying a realtor to perform for you.
Having your home in the MLS listing is not a bad thing. The multiple listing service is how realtors and prospective home owners are able to find your home. It would be impossible for someone to drive around town and write down all the houses for sale, the MLS gives realtors a listing of ever home available at any given point in time.
If you have decided to sell your home yourself and are not receiving as many showings as you would like, you need to get listed in your local MLS database. Being listed in the MLS database will help you market your home locally as well as nationwide. More marketing means more viewings which will aid you in selling your home quicker. Â
Do not fear the MLS. Â The marketing potential of this service is mind bending. Â The MLS database is used by many realtors to provide content on their websites and your home could be seen by potential buyers across the country and around the world. Â Next time you a realtor or potential home buyer asks if your home is listed in the MLS, tell them yes.
Â
