This can be overwhelming and stressful as you consider your current job and family life to deal with as well; and often causes you to loose sight of the desired end result.

With a larger portfolio and more cash flow you can probably hire a property manager to take care of the daily, weekly and monthly activities for you. But then how do you find a reliable and trustworthy property manager? That is the value of being part of an investor group where you can view different opportunities that come and where you can find properties with property management in place offering turn key projects at a competitive price.

The value of turn key projects can be a very advantageous model if you are short on time and don’t want the challenges that come with managing properties. That is another value that an investor group can bring along for you. It does not lock you in; it does offer flexibility. It will bring you opportunities you probably would never see or even hear about at greater discount and additional value with a secure and long term rental program in place.

I encourage you to remember this “Real estate investing” is really about opportunity meeting the right timing”. When you are prepared, open and plugged in these opportunities can create great leverage of wealth that can catapult you ahead in your quest for financial freedom and escape from the rat race. In closing I encourage you to do extra research and sound due diligence on investor groups; they don’t have to be in your back yard or even in the same city. Contract Financing

This works when the seller gets a second mortgage and wraps it around the existing mortgage. In this type of assuming the property loan, you have to ask permission from the loan holder to assume the loan. With this kind of financing, the new financing is added to the original loan.

In the last couple of years real estate investment has taken a huge beating. With the markets crashing in most parts of the US and in some parts of the UK, the general mood is grim, as far as real estate is concerned. In almost all parts of the world, home sales have slowed to a snail’s pace and value of properties has plunged like never before. The cause is not helped by climbing mortgage rates either.

A good majority of investors are therefore staying away from investing in real estate. Understandable, but a tad overcautious?

It would seem so.

The financial downturn has its benefits. For instance, if you are a buyer in this market, chances are you will make a handsome profit because it is a buyer’s market out there. For one thing, rates have crashed. So, anyone making a buy today can be assured that they are buying when rates have bottomed out. Secondly, most sellers have come down from their high horses and are willing to sell if they get a genuine buyer with a reasonably good offer. Some are even ready to sell if they break even. So, if you have the money, there’s no reason to hold yourself back.

But there are a number of things you need to remember before investing in real estate.

Real estate is not the stock market. You cannot expect to play it for short term profits. In the past, people have invested in property and flipped it for handsome profits. But that bubble has popped and it is anybody’s guess when things will be as they were before. So, play in real estate only if you are in it for the long run.

The second rule in real estate investing is to always, always be prepared for the deal. Many people buy as a direct result of knee jerk reactions to all the bad news they hear. That’s the natural thing to do when sources around you are pushing nothing but volatile pieces of news. But a wise investor needs to be objective and dispassionate in their decision.

The best way to achieve objectivity is to collect as much information as possible. Every investor needs a systematic and disciplined approach to the investment process and must act in keeping with a grand plan of events.

Another important thing to remember in real estate investing is to keep your risks proportionate to your ability to absorb these risks. Make an investment only when you are financially capable of it. For instance, a person who is accumulating assets can take higher risks than, say, a retiree.

For someone looking for an opportunity to invest in real estate, the sky is really the limit. As the economy picks up and growth begins to make itself felt once again, the wise can make huge profits. However, the bottom line is that investing in real estate is a huge risk. You can win only if you utilize and take advantage of superior research, planning and high quality financial planning.

What Is the Number One Thing Holding You Back From Real Estate Investing?

That can be summed up in one word…FEAR!

Real estate investing is a great way to change just about every aspect of your life, but it’s one of those things where doing it for the FIRST time is the most challenging. In fact, the second time around is much easier!

99.9% of the time FEAR is hold people back from getting started in Real Estate Investing. All you need to do is take some action, consider that:

- “The surest path from low income to millionaire is through real estate.” Real Estate has made more millionaires throughout history and it has been well documented. They are not making any more land, so why not jump in.

- I rarely hear of someone losing everything from real estate. I only hear of folks prospering from real estate investing. Sure, occasionally a deal goes bad or grows extremely complicated, but not to the point of ruining folks financial.

- There are a lot of properties available for sale. Everyday, people are divorcing, dying, or just not paying their bills and getting foreclosed on. The public does not see majority of the foreclosure activity, however most of it is available to the public.

- There are a lot of properties available at below market prices, in any kind of market. I have people in my area that tell me they can’t find properties. I just smile and nod my head.

- Rental demand is strong and rents never go down!

So with all this common knowledge and opportunity waiting out there, why isn’t everyone investing in real estate?

This is what I think:

- Real estate transactions can be complex and are more involved than going to McDonalds and ordering a Big Mac, so that scares people off. You need to get an education, first and foremost.

- The numbers can be big. I’ve seen people shut down mentally when talking about large amounts of money. Merely talking about a 0,000 mortgage causes some people break out in a sweat.

- Horror stories. Everyone’s heard about some scam, sink hole, meteor or something on the fringes of believability that has happened somewhere at sometime to someone. There is some risk, but we do everything we can to minimize that risk. It is called doing your due diligence.

- Fear of taking action! It’s hard to do something you’ve never done and harder to do something in a subject matter on which you aren’t an expert! When you fear something, it makes facing that fear difficult.

So what does one do to face fear and make a change in their life? By gaining knowledge through education.

Once properly armed with the knowledge you need, most people can overcome their fears to the point of taking action.

If you are contemplating taking your financial future into your own hands by investing in real estate, focus on one thing for the next three to six months. Buy books or courses, go to real estate investing club meetings, visit websites and get on discussion groups. Let those things be your action steps for a while. Hopefully you’ll be ready to dive into the real estate investing market with the knowledge you have gained.

According to statistics, a great percentage of individuals are not able to finish college because of financial constraints. Some students are able to support themselves in college but parents should still back them up. You can help your kids in finishing a college degree and you don’t need to depend on your salary alone. Parents like you should develop a solid plan so that you can support your kids all the way through college. Your decision is very important because you can only benefit from real estate investing over the long term. You can’t expect immediate success in the real estate business. You need to be dedicated, knowledgeable, patient, and hardworking. You need to devise a solid investment plan to ensure that your money will not go to waste. Students often rely on scholarships, student loans, part time jobs, and savings to pursue their studies. Now, there is another option and that is real estate investing. Even the students can take part in the decisions related to real estate investments.
